Awaab’s Law Update
Awaab's Law, part of the Social Housing (Regulation) Act 2023, requires social landlords to address damp and mould within set timeframes to protect tenants' health. The law will be enforced from October 2025.
What have the Trust been doing to mitigate?
- Established a new surveying team led by David, a highly experienced and accredited surveyor.
- Renewed all processes related to damp and mould.
- Introduced a Damp, Mould, and Condensation (DMC) tracker.
- Implemented a new set of questions for customer experience team, along with training, to ensure we collect the right information from the start.
- Created a Damp and Mould Technician role and hired a qualified professional who joined our team in January 2025.
- Conducted quarterly Damp and Mould Customer Panels to update customers on our processes and gather their feedback.
- Developed and delivered a customer guide on Damp, Mould, and Condensation, designed with input from the panel.
- Currently procuring dedicated contractors for damp, mould, and condensation issues.
Damp and Mould Customer Panel
We invite all our tenants to join our Damp & Mould Panel. Together, we can work towards creating safer homes. We will educate you on how to prevent damp and mould in your home, provide updates on how we manage these issues, and, most importantly, listen to your feedback.
