Awaab's Law Phase 2
We're committed to making sure every customer lives in a safe, healthy home. Awaab's Law is central to that commitment, which is why we've been working hard behind the scenes to prepare for Phase 2 and the new requirements it will bring.
What is Awaab's Law?
Awaab's Law was introduced to help ensure housing issues that could affect residents' health and safety are dealt with quickly and effectively. It sets clear expectations for landlords to investigate and address serious housing hazards within defined timescales.
Phase 1 came into force on 27 October 2025 and covers all emergency hazards and significant damp and mould hazards in social housing.
What have the Trust been doing to mitigate?
Here is what we've already completed prior to phase 1.
Our responsibilities under phase 2
From 30 November 2026, Phase 2 extends Awaab’s Law to significant hazards involving excess cold or heat, falls, structural collapse, fire and explosions, electrical safety and domestic hygiene. When we become aware of a potential hazard, we must assess the risk in light of the condition of the home and the customer’s individual circumstances.
What we've been doing?
We have developed an action plan to make sure we are ready for Phase 2. This includes reviewing and updating policies and procedures, training staff, strengthening case management processes, reviewing contractor arrangements, improving monitoring systems, and ensuring we have the resources in place to respond effectively when issues are reported.
