Repairs and maintenance

You must take good care of the property including the interior, windows and garage. Although we understand that a certain amount of wear and tear is inevitable, you are responsible for minor repairs such as: 

  • Cracked or broken glass
  • Damaged inside doors (except for fire doors),handles and hinges 
  • Faulty electrical fuses
  • Damaged keys
  • Light bulbs (inc florescent tube bulbs)
  • Plugs
  • Toilet seats
  • Damaged bath/sink plugs
  • Blocked sinks and washbasins
  • Minor cracks in the plaster

You must have written consent from us before removing, building or installing any structures such as:

  • A garage
  • Parking area
  • Shed
  • Greenhouse
  • An outbuilding within the boundary of the property
  • Any alterations or improvements to the property.

You will be responsible for all maintenance and repairs to any structure you install with our permission.

Should you make any additions, alterations or improvements to the property or any garden area without our written permission, we might ask you to put the property back in its original condition. If you fail to do so, we may seek a court order and ask you to cover any costs.

You are responsible for repairs to fixtures or fittings that do not belong to us. In addition, you are responsible for repairs to any alterations or improvements you have made.

Any works undertaken by you must comply with all current building regulations and planning permission. You must make sure you employ suitably qualified contractors for all installations and repair works.
